Our luxury spacious 4 bedroom villa with nearly 2000 sq ft of air conditioned/heated living space was recently refurbished throughout, to a very high standard to accommodate 8 plus infant. The villa is tastefully furnished, there are TV's in all rooms, all bedrooms benefit from fitted carpet, the large front lounge has new laminate flooring and there are ceramic floor tiles in all other areas. It is immaculately maintained by ourselves and our local management agent. We provide a well established games room with a pool table, darts and foosball table. LOCATION Manors South at Westridge is a gated community conveniently located off highway US27 approximately 3 miles south of the western end of highway 192 and provides quick and easy access to the major routes to the Gulf and Atlantic coasts also easy reach to all theme parks. Only 15 mins to Disney World. POOL AREA There is an extended sunny pool deck area which is fully screened and includes a recently resurfaced crystal clear rectangular swimming pool with a DOLPHIN tiled mosiac and underwater lighting. Ample luxury patio furniture is provided for all guests and pool heating is available if required. The pool backs south-easterly looking out over open grassland to the rear of the villa, is not overlooked and benefits with sunshine from dawn until the evening. All windows and doors accessing the pool are alarmed for child safety in accordance with Florida law. Ashtrays are provided in the pool area, smoking is not permitted inside the villa. FAMILY ROOM This is a spacious comfortable living area to the rear of the villa with large patio doors opening onto the pool deck area. In this room are 2 multi-seater settees, a 32" cable TV, DVD player/VCR with a video library and a CD/Radio mini system plus discs. There is a ceiling fan in this room. KITCHEN To the centre of the villa there is a fully fitted kitchen including a dishwasher, microwave oven, self-cleaning electric cooker, waste disposal unit and a large fridge freezer with auto ice maker. There is a comprehensive range of crockery, glasses and utensils. Off the kitchen there is a separate laundry room with washing machine, tumble dryer and ironing facilities. All linen and towels, including pool towels, are provided. BREAKFAST NOOK This is adjacent to the kitchen and is a pleasant eating area with a round glass top table, 4 chairs and 2 stools. DINING AREA The main dining area is towards the centre of the villa and has easy access to the kitchen. There is a table with 6 chairs plus an infant highchair. FRONT LOUNGE At the front of the villa is a large lounge with 2 comfortable settees, a 27" TV, DVD player and Playstation 3 with games. A computer desk & chair, a printer and modem with WiFi and cable connection facilities to FREE high speed Broadband access is provided. MASTER BEDROOM The master suite overlooks the pool area and has a king size bed, large dressing table, cable TV, cordless telephone and a clock radio. There is a remote controlled ceiling fan for your personal comfort. The spacious en-suite bathroom includes twin basins and a luxury corner bath. There is a large shower cubicle and a separate enclosed toilet. A hairdryer is provided. There is a folding travel cot and bedding stored in the large walk-in closet. DOUBLE BEDROOM The double bedroom has a queen size bed and a large built-in wardrobe,also a dressing table with stool and plenty of drawer space. There is a 20" LCD television and a cordless telephone in this room. BEDROOM 3 Bedroom 3 has twin beds, built-in wardrobe,plenty of drawer space and a 19" TV. BEDROOM 4 This bedroom also has twin beds, built-in wardrobe and ample drawer space. There is a 20" cable television in this room with Playstation2 connected and a selection of games. SECOND BATHROOM The second bathroom is positioned between the twin bedrooms and is fitted with a vanity unit, toilet and bath with a screened shower above. A hairdryer is provided. GAMES ROOM The games room is located in the double garage where we have provided a full size American pool table, Foosball table, electronic dartboard and 2 sets of golf clubs(RH). There are fans in this room to keep you cool in the hot summer days. A beach umbrella and 4 folding chairs are supplied for your visits to the coast. ADDITIONAL INFORMATION A few minutes walk from our home, on Manors complex, is a community clubhouse with WiFi internet access, a fitness gym with all new 2006 equipment plus a large swimming pool. All FREE for the exclusive use by the guests and residents of Manors. Approximately 1 mile north on US27 is the local shopping plaza 'Berry Town Centre' with a Publix supermarket, Applebees restaurant and many other shops. Walmart superstore is a couple of miles further north on US27. There are many golf courses in the local area the nearest is Highlands Reserve par 72 championship course which is less that 3 mins. drive and tee times can be pre-booked by phoning the pro-shop. UK calls are FREE using access codes which are listed adjacent to the house phone. All US & Canada calls are free of charge.
